The scope of this project is new construction of 3,820 SF speculative office TI, which includes a 1,300 SF mezzanine, located at 12802 Monarch. New saw cut openings for new storefront along Monarch Street, with new storefront entry door and new facade upgrades. Project includes new parking lot with accessible stalls adjacent to this space with curb cut on Monarch Street. Modifications to the existing loading dock. Upgrades to warehouse multi-user restrooms. Working closely with GC operating at adjacent building to meet construction schedule. Working with same GC and OCFA to attain fire final due to new shared fire pump room. This is the first LEED certified project for Rexford Industrial. This project shares COSTAR 2024 Repositioning of the Year for Orange County with 12822 Monarch St, Garden Grove.
